Royal Oak Realty Trust (“Royal Oak”) is pleased to announce the completion of our latest acquisition.

On April 28, 2021, Royal Oak acquired the manufacturing and distribution facility for Bevcorp, LLC (“Bevcorp”) located in Eastlake, OH. The property is located in the Cleveland, OH Metropolitan Statistical Area (“MSA”), the 34th ranked MSA in the United States. There is approximately 11.5 years remaining on the lease.

The building was built in 2001 on 13.11 acres. The 105,557 square foot facility has excellent power (3,000 amps, 480V, 3-phase), 4 dock doors, 3 drive-in doors and a 20’ clear height. The facility offers immediate access to Route 2 and nearby access to Interstate 90 and Interstate 271. The tenant and previous landlord recently invested approximately $1MM combined into upgrades and enhancements to the facility.

Founded in 1992, Bevcorp is a full-service provider of packaging equipment, parts and service for the beverage industry. Bevcorp provides rotary filling equipment, MicroBlend blending systems, rebuilt Angelus seamers, closure equipment, rotary rinsers, container handling parts, and pre-owned and re- manufactured equipment. They service customers in the carbonated soft drink, beer, water, juice, energy drink and non-carbonated beverage industries. Bevcorp was acquired by Enprotech Corp. (“Enprotech”), a global provider of products and services to the automotive, beverage and steel industries, in 2002
