On August 1, 2023, Royal Oak acquired the manufacturing facility of GP&C Operations, LLC formerly known as Garlock Printing & Converting Corp. (“Garlock”) located in Gardner, Massachusetts. This was an off-market acquisition, utilizing a strong relationship with the private equity sponsor of Garlock, who Royal Oak previously transacted with on Garlock’s Reno, Nevada facility in 2021. Garlock signed a new 15-year absolute master net lease at closing for both the Gardner and Reno properties.
The property was constructed in 1990 and is a 72,352 square foot manufacturing and warehouse facility, situated on 6.62 acres. The property is utilized for manufacturing various flexible film packaging for the food/beverage and lawn/garden industries.
Garlock was established in 1987 as a supplier of gift tissue to retailers worldwide and evolved to support demands of the global flexible packaging marketplace. GP&C is a private equity owned company with its own in-house graphics capability, providing state of the art pre-press and plate making services. With facilities in the Greater Boston Area and Northern Nevada, they are a convenient full service flexo-printer with capabilities including: 10 color printing, lamination, slitting, perforation, specialty coatings and bag or pouch making.
