Royal Oak Realty Trust (“Royal Oak”) is pleased to announce the completion of our latest acquisition.

On August 26, 2021, Royal Oak acquired the six-building portfolio consisting of the manufacturing, warehousing, and corporate headquarters facilities of J.W.D. Group, Inc. (“Danforth”) headquartered in Buffalo, NY. The properties are located in the Buffalo, Rochester, and Albany metropolitan statistical areas (“MSA”). Danforth signed a 20-year master absolute net lease at closing.

The properties include 200 Colvin Woods (Buffalo, NY MSA), which consists of a 20,418 square foot single story masonry office and warehouse facility built in 2008 on 2.0 acres. The property is primarily used for corporate training and warehousing.

300 Colvin Woods (Buffalo, NY MSA) consists of a 62,994 square foot manufacturing and office facility built in 2002 on 6.30 acres. The property serves as Danforth’s corporate headquarters and a mission critical fabrication facility.

480 Fillmore Avenue (Buffalo, NY MSA) consists of a 62,183 square foot masonry and steel frame office and manufacturing facility constructed in 1956 on 4.95 acres with additions in the 1970s and 1980s. The property is used for fabrication and warehousing.

900 Old Dutch Road (Rochester, NY MSA) consists of a 17,558 square foot single‐story masonry office and clean room manufacturing facility built in 2015 on 3.97 acres. The property houses Danforth’s high precision clean room fabrication systems that are both difficult and costly to replicate.

930 Old Dutch Road (Rochester, NY MSA) consists of a 27,660 square foot single‐story masonry office, manufacturing, and warehouse facility constructed in 2007 on 4.02 acres. The property is used for fabrication and warehousing.

The acquisition of the two Dutch Road properties also included an adjacent 16.8‐acre land parcel. This parcel offers an opportunity for value‐add development in the future.

5 Liebich Lane (Albany, NY MSA) consists of a 87,481 square foot industrial building on 7.31 acres. The main warehouse and manufacturing facility, built in 2013, is an insulated pre‐engineered metal structure with decorative block base. There are sixteen overhead doors (one double door) that wrap around the building for grade and dock access. The office section was constructed in 2017 with a steel frame and glass panel exterior. Other features include radiant heat for the center warehouse section and full HVAC for the manufacturing section.

Danforth is one of the largest mechanical contractors in the Northeast region of the United States. Danforth has been providing comfort solutions since 1884, focusing on heating, ventilation, air conditioning, refrigeration, and plumbing systems for industrial and commercial markets. This includes industrial, healthcare, higher education, K‐12 Schools, municipal and commercial office buildings. They provide project development, systems design, construction and installation, systems commissioning, energy solutions and on‐going maintenance and repairs. Danforth is a privately held ESOP (Employee Stock Ownership Plan) company with over 700 dedicated office professionals and unionized field technicians.
