On April 29, 2024, Royal Oak acquired the manufacturing and distribution facilities of L&D Mail Masters, Inc. (“L&D”) located in New Albany, Indiana, within the Louisville, Kentucky, MSA. The acquisition includes two adjacent buildings on separate parcels. L&D signed a 20-year master absolute net lease at closing.

110 Security Pkwy (“Building 1”) is a 41,985 square foot manufacturing facility situated on 2.56 acres. Building 1 was built in 1998 and expanded in 2002. It was constructed with tilt-up concrete walls and standing seam metal roofing. Building 1 is used predominantly for L&D’s manufacturing operations with some warehousing space for finished goods storage.

4101 Foundation Blvd (“Building 2”) is a 71,240 square foot warehouse building with 34’ modern distribution warehouse clear heights. It was built on 5.0 acres of land in 2008, with tilt-up concrete walls and a single-ply thermoplastic membrane roof. Building 2 serves as L&D’s warehousing and distribution facility, housing racking for finished goods as well as raw materials.

Both buildings have rare HITRUST r2 certification, providing the level of regulatory security required to offer secure statement processing services.

Established in 1986, L&D is a full-service statement processing, direct mail, and variable print company. L&D has since grown into a full-service direct marketing firm operating on a 24/7 production schedule. L&D offers a comprehensive range of solutions, including branded products, campaign design & programming, data solutions, digital marketing, direct mail marketing, variable data printing, document production, statement processing, website design, and more. L&D was simultaneously acquired by Post-Ironmark Holdings, LLC (“Ironmark”), a printing and communications platform company with a 68-year operating history. Ironmark is the Guarantor of the lease.
