On June 15, 2021, Royal Oak acquired the sole warehouse and distribution facility of Mailender, Inc. (“Mailender”) located in Hamilton, OH, via an IRS Section 721 UPREIT Exchange. The property is located in the Cincinnati metropolitan statistical area (“MSA”), the 30 th largest MSA in the United States, and offers excellent immediate access to major transit corridors I-75, I-275, and the Dixie Highway (State Route 4). The tenant entered into a 15-year absolute net lease effective at closing.
The property was built in 2001 and consists of approximately 63,719 sf of warehouse and distribution space on approximately 10.11 acres, providing sufficient acreage for building expansion. There are twenty dock-high doors and two drive-in doors.
